- Lease Extension Option: Upon completion of the initial 5-year lease term, the Cantonment Board reserves the right to either re-auction the canteen or extend the lease for another 5-year term with Board approval.
- Maximum Lease Period: The lease period, including extensions, will not exceed two consecutive 5-year terms (total maximum 10 years from initial lease, or 15 years from initial lease if including initial term). After a maximum of 15 years (including initial term and two extensions if granted), re-auctioning is mandatory.
- Rent Increase upon Renewal: For each 5-year lease renewal, the monthly rent for the first year of the renewed term will be increased by at least 25% compared to the monthly rent of the initial year of the original agreement. In the subsequent 4 years of the renewed term, a 10% annual increase will be applied.
- Transfer of Canteen Lease: Transfer of the canteen lease is permissible with prior approval from the Cantonment Board Abbottabad. A transfer fee will be applicable as per board regulations.
- Transfer & New Agreement: In case of lease transfer, a new lease agreement for the remaining lease period will be signed with the new lessee. This agreement must be registered with the Sub-Registrar, ensuring legal compliance and security for all parties.
- Utility Expenses: The successful bidder (lessee) will be responsible for all expenses related to the installation and monthly bills for utilities including but not limited to: Electricity, Sewerage, Gas, Telephone etc.

- Disqualification: Individuals or businesses who fall under the following categories are not eligible to participate in the auction:
- Those with outstanding dues to Cantonment Board Abbottabad.
- Those involved in litigation with the Cantonment Board Abbottabad.

- Security Deposit & ID Requirement:
- Each bidder must deposit a Call Deposit of PKR 200,000 as earnest money before participating in the auction.
